What is this Filinvest Promo about?

There are three promo types.

Promo A enables buyers of RFO units, which can either be Condo or House and Lot (H&L) units, to pay down payment in as long as 24 monthly installments. There is also a 5 percent discount on total list price. For example, if the list price is Php 2,900,000.00 and the required down payment is 20 percent of that amount, or Php 580,000, the 5 percent discount will amount to Php 29,000.00. Hence, the total net down payment will only be Php 551,000.00, to be paid in 24 monthly installments, or Php 22958.40. Promo A also offers early move-in for buyers of all RFO units (Condo or H&L), provided 2.5 percent of Total Contract Price (TCP) has been paid (example: Php 60,000 if TCP is Php 3M) and other requirements are met.

Promo B also has an extended monthly installment for 18 months. Unlike Promo A, the 5 percent TLP discount is not included for Promo B.

Promo C has a extended monthly installment of 12 months. The 5 percent TLP discount is also not included. However, like Promo A and B, Promo C offers early move-in at 2.5 percent of TCP.

Early Move-in Requirements

1. 5% payment of TCP
2. Submission of Letter of Guaranty (LOG) from bank covering 90% TCP (if loanable amount approved by bank is less than 90% TCP, buyer must pay for the difference) on the following schedule:

• 6^th — month down payment for accounts with a 12-month DP period
• 13^th — month down payment for accounts with an 18-month DP period
• 19^th — month down payment for accounts with a 24-month DP period

Who are eligible to avail of the promo?

This promo is open to all buyers of ready-for-occupancy (RFO) condominium and house & lot units of selected Filinvest projects.

Other qualifications include:

1. Account must be 10/90 Bank Financing
2. Minimum Booking Requirements:

• Completion of full payment of reservation fee
• A copy of government-issued ID,
• Fully-accomplished purchase application form (PAF)
• Signed copy of the promo flyer in conformity to its terms andconditions

Mechanics

1. A buyer who avails of the cash and deferred cash financing scheme can also opt for early move-in provided they meet the conditions stated abov Buyer who avails the said cash and deferred cash financing scheme and purchases unit under Promo A will also be entitled to the 5% TLP discount.
2. Bank fees and turnover fees will be included in the computation of the purchased unit’s Total Contract Price.
3. As a standard policy , buyer has to satisfy the requirements for bank approval; failure to submit LOG in case of disapproval of buyer’s loan application can cause automatic cancellation of the account without recourse to Filinvest Land, I; in which case, cancellations may commence on the following schedule:

• 3^rd down payment if term is 12 months or l
• 4^th down payment if term is 18 mo
• 6^th down payment if term is 24

FLI will be conducting inspections, and the project’s building manager or subdivision administrator will be provided with a list of the qualified units that will not be allowed to be leased out.
7. The buyer should continue to pay for his monthly down payment and should satisfy bank’s requirements to ensure buyer’s loan proceeds are released by bank and credited to Filinvest Land, I for the account of the buyer; and to avoid eviction from the unit and cancellation or forfeiture of his purchase.
8. Parking units bought separately from the main residential unit are excluded from this promo. Only parking units that are bought together with the residential units are included, but only entitled to the extended down payment ter
9. Buyer grants Filinvest the right to publish their names, photographs, and other items related to the promo in its publicity materials without prior notice, written consent and further compensatio
10. Requests on transfer of property and/or rights, unit upgrade or downgrade, or change in financing scheme will not be allowed and will mean exclusion of the account from the promo.
