Buyer’s Guide — Step-by-step process for buying a property

This guide applies to purchase of properties through bank financing.

Buyer’s Guide Guide Step 1: Select your dream property

Select the type of unit you are interested in – Residential Lot / Commercial Lot / House & Lot Package (e.g. Futura Filinvest Tanza Cavite, Walnut Model, Block 1 Lot 1).

*Confirmation with the sales department is needed to make sure that the chosen lot is still available for sale.

Buyer’s Guide Step 2: Submit requirements

Submit the following requirements:

  • Reservation fee
  • (2) Government Issued ID’s
  • Birth Certificate (Single) / Marriage Certificate (Married)
  • Tin Number
  • Complete post dated checks (not required by some developers/brokers)
  • Employment Certificate and/or 3 Latest pay slips
  • Proof of billing address

Buyer’s Guide Step 3: Sign documents

Your broker/sales agent will provide the following documents which the buyer has to sign:

  • Reservation Agreement
  • Buyer’s Information Sheet
  • Computation Sheet
  • Schedule of Payment
  • Counselling Form
  • Map
  • Credit Investigation Form

*In the absence of the buyer, a representative can reserve the property and sign the documents on his or her behalf. The representative will serve as the buyer’s Attorney-in-fact after the issuance of a valid and notarized Special Power of Attorney (which the buyer has to submit within 30 days after the reservation date).

*All requirements should be signed by the buyer and be submitted within 30 days after the reservation date.

Buyer’s Guide Step 4: Pay

Once all the requirements have been signed and submitted, the monthly payment will start 30 days after the date of reservation (e.g. if buyer pays the reservation fee on January 1, 2021, then the second payment should be made on or before February 1, 2021). For preselling properties, the downpayment is payable usually in 24 monthly installments unless specified. For ready for occupancy (RFO) properties, the downpayment is payable usually in 12 months or less.

Get Notified

A reminder letter will be sent to the buyer 6 months before completing the downpayment. The buyer should submit all necessary documents for the application of a bank loan.

List of requirements for bank loan:

  • Signed Application Form
  • Photocopy of 2 Valid Government ID’s with signature
  • Birth Certificate (Single) / Marriage Certificate (Married)

Buyer’s Guide: Additional Requirements

Locally Employed

  • TIN ID/Latest Income Tax Return (BIR Form 2316)
  • 3 Months Latest Pay slip and/or
  • Certificate of Employment (where salary must be indicated)

Working Abroad

  • Employment Contract duly authenticated by the Philippine Consulate
  • Proof of remittance of allotment slips/pay slips for the past 3 months
  • Special Power of Attorney
  • Latest Crew Contract (Seaman)

Self Employed

  • Photocopy of Audited Financial Statement for the past 2 years with the latest ITR with BIR or bank stamps
  • Certificate of Business Registration with DTI
  • Bank Statement or Photocopy of Passbook for the past 6 months

*Loan approval usually takes 2 to 4 weeks.

Bank Loan

Once the bank loan is approved, a letter of guarantee (LOG) will be sent to the buyer. Broker or sales agent will prepare the latest statement of account, and in case there is a loan difference, the buyer needs to settle the amount first before the loan proceeds will be accepted. The LOG will be returned to the bank for processing after the loan difference has been settled.


The following documents are needed to start the construction of the housing unit:

  • Letter of Guarantee
  • Signed Contract to Sell & Construction Contract
  • Settlement of Loan Difference
  • Approval of house orientation
  • Filled out Meralco Application Form
  • Submission of current valid ID

*Construction takes place 60 days after receipt of the letter of guarantee.

Turn Over

The unit will be turned over to the buyer once the loan proceeds have been released, and after he/she submits the following requirements:

  • Signed Certificate of Acceptance (to be provided by Developer/Broker/Agent)
  • Payment for Meralco Service Deposit
  • Payment for Water Meter Base
